The Role:
As a Property Surveyor with Housing Services’ Damp and Mould Team you can make your own powerful contribution to Westminster’s success. Fast-paced, high profile and playing a significant role in the comfort and wellbeing of the residents who live in the homes we look after, we’re proud to play a significant role in the development and enhancement of the council’s reputation. And when you join us, you’ll play your part as you oversee the property surveying required to manage the repair and maintenance of a portfolio of around 5,000 homes, including the structure and fabric of the buildings, internal and communal areas and estate grounds.
You’ll have a particular focus on the refurbishment of empty properties, the treatment of issues related to dampness, mould and condensation, the detection of leaks, planned preventative maintenance and the pre and post inspection of completed works. Collaborating with your colleagues across Housing Services to ensure we employ a joint approach that improves quality and increases customer satisfaction, you’ll highlight key investment needs, help to lead and develop a team of technical staff, and manage the delivery of the repairs term contract to ensure compliance with the relevant requirements.
You’ll have a wide range of additional responsibilities – these include ensuring our policy for the management of the health and safety of residents, staff and contractors is implemented and documented, and working with contractors as you lead on the management of projects and the diagnosis of building defects, with a particular focus on damp, mould and condensation problems which do not have obvious causes. Committed to making sure all repairs are carried out to the highest standards, you’ll also support the career development of your team members, take ownership of any complaints you receive from residents, and ensure that defects which could give rise to claims of disrepair are resolved.

About You:
To be a success in this role you’ll have well developed experience of repairs and customer services in residential buildings, including the specification of works and the diagnosis of building defects. You’ll be interacting with our residents, arranging inspections and visiting homes, so we’ll expect you to have a good understanding of their needs and the ability to communicate clearly on the phone, in writing and face to face. And as you’ll sometimes be faced with complaints and challenging situations, you’ll have a diplomatic and tactful approach to customer service.
A confident user of IT and mobile reporting, and capable of producing clear reports and management information, you’ll be skilled at managing and administering large repair and maintenance contracts, and using performance data to improve the service we deliver. It’s important that you have experience of applying the requirements of the CDM Regulations and relevant Health and Safety requirements to refurbishment activities, and in addition to a good understanding of Awaab’s Law, you should be capable of inspecting works to assess compliance with technical standards and specifying works to remedy defects.
We’ll look for a number of other skills, including the ability to identify and resolve problems, plan, organise and prioritise your work, understand budget, resource project and programme management, and collaborate with other members of your team. Methodical, accurate and with excellent attention to detail, you’ll have the self-drive and initiative to work without supervision while multi-tasking in a pressurised environment, and also be capable of interacting with a diverse range of internal and external stakeholders.
