Senior Investment Analyst

Colt Technology Services
London

Why we need this role

Colt Data Centre Services (DCS) has over 20 years’ experience in designing, building and operating energy-efficient, reliable data centres – hosting significant financial, media, corporate and cloud wholesale providers across the world.

Our customers are at the heart of everything we do. We endeavour to take a customer-led approach across our operations, striving to serve our customers with a seamless experience no matter what facility or region they are in.

Finding the right solutions for our customers starts with finding the right people for Colt DCS. We believe in creating a healthy, learning environment for our employees to flourish.

Our vision: to be the most customer-centric data centre provider.

The Role

As a Senior Investment Analyst – Asset Management, you will play a central role in shaping the financial strategy of our UK-based data centre development portfolio. Your primary focus will be on building, maintaining, and refining complex financial models that support leasing, development, and investment decisions. You will apply rigorous financial analysis to assess opportunities, optimise returns, and support strategic growth.

This role requires a strong commercial mindset, deep analytical capabilities, and the ability to communicate financial insights clearly to senior stakeholders, including the Investment Board and DCS Board.

What you will do

Key Responsibilities:

• Lead the creation and ongoing refinement of detailed financial models to evaluate acquisition, leasing and development opportunities.

• Co-head the market research and external data analysis to benchmark our performance, understand market situations, support new investment decisions and our corporate development and land banking strategy

• Analyse investment scenarios, including cash flows, Capex/Opex, IRR, NPV, and sensitivity testing.

• Analyse market trends, supply/demand, pricing, and competitive landscape.

• Prepare and present investment cases, business plans, and financial reports to senior leadership and investment committees.

• Produce research reports, market updates, and briefings for internal and external audiences.

• Maintain a competitor and market intelligence database to inform assumptions and benchmark investment models.

• Collaborate with the Development team to assess financial feasibility for new site acquisitions and expansions.

• Maintain and update investment models to reflect real-time market data, leasing activity, and operational performance.

• Monitor and report on key real estate KPIs such as WALT, vacancy, pricing trends, lease expiries, and customer performance.

• Support asset management initiatives across the portfolio, identifying opportunities to enhance site performance and revenue.

What we're looking for

Skills & Expertise:

• Bachelor’s degree in Finance, Real Estate, Economics, data analytics or a related field.

• Minimum 5 years of experience in financial modelling and investment analysis or in research led function, ideally within the data centre or real estate sector

• Advanced Excel skills with a proven ability to build and manage complex financial models.

• Strong understanding of investment metrics (IRR, NPV, yield) and their application in real estate development.

• Ability to translate complex data into actionable insights.

• Experience presenting financial insights to investment boards and senior stakeholders.

• Familiarity with real estate leasing structures, development processes, and market dynamics.

• Excellent analytical, communication, and stakeholder engagement skills.

• Ability to work independently, manage multiple priorities, and deliver under tight deadlines.

• Proficiency in Microsoft PowerPoint and Word.

• Understanding of lease contracts and associated legal considerations.

What we offer:

Colt DCS is a growing business that is investing in its people.

We offer skill development, learning pathways and accreditation to help our people perform at their best, regardless of role and location.

In addition to offering competitive salaries and incentive plans, a range of benefits and local rewards packages are offered to staff.

Colt DCS recognises and is committed to the importance of a work-life balance.
