AREA DIRECTOR

ROLE OVERVIEW

You will lead and inspire a high–performing team of around 20 people, with Property Team Managers as your direct reports. You'll set clear standards, create a culture of accountability and care, and ensure your team has the tools, coaching, and confidence to deliver outstanding service across a varied residential portfolio.

You'll be an adept stakeholder manager, comfortable working with a wide range of clients and partners, including developer landlords, RTMs and RMCs. With excellent people skills you will bring a proactive, solutions–focused approach, guiding your teams through operational challenges and continuous improvement to achieve exceptional outcomes for residents and clients.

ROLE EXPECTATIONS

You will spend most days steering the performance of your area–meeting with Property Team Managers, support teams and clients, reviewing service delivery and resolving escalations. You'll build strong relationships with client boards, ensure compliance and operational excellence, and coach your team to raise standards, streamline processes, and deliver consistently great resident experiences.

WHAT SUCCESS LOOKS LIKE

• Property Team Managers are confident, supported, and accountable, with clear goals and measurable performance improvements across their teams.
• Clients, including RTMs and RMCs, rate service highly, with strong retention and positive feedback on responsiveness and value.
• Operational KPIs, budget targets, and compliance standards are consistently achieved or exceeded across your area.
• Escalations are rare and resolved quickly, with root causes addressed and processes improved to prevent recurrence.
• Stakeholder communication is timely, transparent, and tailored, building trust and influence at every level.
• A culture of coaching and continuous improvement is embedded, with clear development plans and succession pipelines.

HOW YOU'LL SPEND MOST OF YOUR TIME

• Leading, coaching and developing Property Team Managers through regular 1:1s, team meetings, and structured feedback.
• Building strong relationships with RTM and RMC boards, attending key meetings, and providing insightful, proactive guidance.
• Reviewing performance dashboards, budgets, and compliance reports, and taking timely action to address risks and gaps.
• Overseeing complex issues and escalations, collaborating with internal specialists to deliver swift, resident–focused resolutions.
• Driving process improvements and standardisation to enhance efficiency, quality, and consistency across the area.
• Partnering with internal teams (finance, H&S, procurement, systems) to support delivery and unlock better outcomes, reporting into your Divisional Director.

EXPERIENCE THAT HELPS

• Leading multi–site or regional operations with Property Team Managers as direct reports in a service–focused environment.
• Working closely with developers, RTMs and RMCs, including board reporting, AGMs, and governance.
• Managing budgets, service charge frameworks, and supplier performance to deliver strong value and compliance.
• Implementing operational change, standardising processes, and embedding performance frameworks.
• Handling high–stakes client escalations and negotiations with a calm, solutions–focused approach.
