Project Manager – Social Housing Refurbishment & Planned Works

Lewisham, SE London GBP70,000 – GBP80,000 per annum plus package

Our client is a leading construction and property services contractor delivering large–scale refurbishment, regeneration and decarbonisation programmes across the social housing and residential sectors. Due to continued growth, they are seeking an experienced Project Manager to lead a portfolio of planned maintenance, fabric repair and upgrade projects.

This is an excellent opportunity for a commercially aware Project Manager with experience delivering occupied residential refurbishment works, managing multiple stakeholders and ensuring projects are delivered safely, on programme and within budget.

Key Responsibilities

• Manage the delivery of internal and external fabric repairs, redecorations and property upgrades.
• Oversee fascia, soffit and rainwater goods replacement programmes.
• Lead roofing repairs and replacements, including liquid coating applications.
• Manage balcony and walkway refurbishment and replacement works.
• Deliver window and door replacement programmes.
• Oversee passive fire protection and fire safety improvement works.
• Manage retrofit and decarbonisation measures, including sustainability and energy efficiency upgrades.
• Coordinate upgrades and replacement of communal facilities including bin stores, pram sheds and drying areas.
• Deliver external works including hard and soft landscaping, paving and communal environment improvements.
• Manage site teams, subcontractors, consultants and client relationships.
• Ensure projects are delivered in line with programme, budget, quality and health & safety requirements.
• Produce progress reports and attend client and stakeholder meetings.

Requirements

• Proven experience as a Project Manager within social housing, refurbishment, planned maintenance or property services.
• Strong understanding of external envelope, roofing, fire safety and retrofit projects.
• Experience managing multiple workstreams and subcontractors.
• Excellent client–facing and stakeholder management skills.
• Strong commercial awareness and programme management ability.
• SMSTS, CSCS and First Aid qualifications desirable.
• Full UK Driving Licence.
