Senior Asset Manager (Retail)
Grosvenors purpose is to deliver lasting commercial and social benefit. Th is role is situated within Grosvenors London Estate team . This team is responsible for managing Grosvenors 5 billion Central London mixed-use portfolio which is pivo tal in driving both the performance and growth of the overall business .
The role will manage our North Mayfair retail portfolio which predominantly comprises retail and food & beverage sectors with a balance of residential hotel and office exposure as well .
The role will be responsible for executing our strategy for the district positioning the area as a preferred destination for our target occupiers . Asset Manager roles at Grosvenor are notably broad covering responsibilities for a wide-range of activities w hich include: driving portfolio income by leveraging strong asset management exper tise including leasing and L&T transactions managing development projects to create value managing the P&L of the portfolio on a day-to-day basis and liasing closely with our internal property management team to ensure excellent customer service is offered.
Key Responsibilities
- Responsible for setting a 10-year portfolio business pla n for the portfolio to delive r the required target commercial returns.
- Driv ing portfolio income by managing asset management activities including leasing lease and re-gear transactions and managing rent - reviews .
- On an annual basis set ting a budget for the portfolio and on an ongoing basis manag ing the profit-and-loss account for the portfolio . This will involve re-forecasting on a quarterly basis and reporting monthly on progress highlighting key risks and opportunities and explaining any variances to plan.
- Own the development pipeline for the portfolio being responsible for identification planning and delivery of each project .
- W ork closely with the internal property management team to manage cost and deliver excellent customer service.
- Prepare robust appraisals for investment development and asset management activity and prepare balanced written recommendations to obtain necessary approvals for each opportunity.
- Be responsible for ensuring portfolio data is accurate and used as a powerful tool in decision making understanding the drivers of performance .
- Act as client to our public realm teams to ensure we create attractive destinations for our visitors shoppers and workers.
- Champion sustainability across the portfolio assets both directly and indirectly; directly through influencing tenants to align to our sustainability ambitions through leases and in partnership with the internal property management team to deliver our ambitious retrofit plan.
- Be an ambassador for Grosvenor ensuring we maintain and enhance our long-term reputation with the local community . Identify and engage actively with all occupiers to achieve the portfolio s commercial objectives .
- Understand future trends of the retail and F&B market and wider property sector . Demonstrate a good grasp of occupier needs and how that could and should influence our occupier mix landlord offer and property specification . Work closely with the other members of the portfolio team to share knowledge ensuring the best outcomes for the portfolio .
Key Requirements
- Track record of extensive property asset management experience with evidence of creating value through investment development and asset management activity .
- Skilled in negotiation.
- An ability to create and nurture relationships with occupiers.
- Proven capability to source underwrite and execute investment transactions and assist on larger complex deals and projects .
- Strong commercial acumen :
- Ability to d rive revenue growth create value control cost and man a ge budgets and business plans
- Ability to report accurately on the performance of the portfolio against in - year budget and 10-year business plan .
- Strong financial acumen ability to understand cash flows business plans valuations.
- Ability to multi - task and manage a varied workload.
