Director of Building Surveying - Dilapidations
An exciting opportunity has arisen for a Director of Building Surveying to join a highly respected independent property and construction consultancy in London, with a particular focus on growing and developing its established dilapidations service line.
The consultancy works with property owners, investors and occupiers across the commercial property lifecycle, providing specialist advice across building surveying, dilapidations, technical due diligence, project management, sustainability and engineering. This is a senior, commercially focused position for an experienced Building Surveyor with a strong background in dilapidations who can combine hands–on technical delivery with business development, client relationship management and service line leadership.
Director of Building Surveying Salary & Benefits:
95,000 – 105,000 basic salary

Director of Building Surveying Job Overview:
You will play a key role in leading and growing the dilapidations service line, working closely with senior leadership and colleagues across the wider business.
The position will combine technical Building Surveying and dilapidations delivery with responsibility for developing client relationships, identifying new business opportunities and supporting the continued growth of the service line across the UK.
You will work with a broad range of commercial property clients across sectors including industrial and logistics, offices, retail, build–to–rent and purpose–built student accommodation. The consultancy's dilapidations team provides advice to both landlord and tenant clients, covering complex claims, negotiations and wider technical considerations throughout the leasing cycle.
The role will include:
Leading and developing the dilapidations service line alongside the existing senior leadership team
Delivering high–quality Building Surveying and dilapidations instructions
Managing complex dilapidations instructions from initial instruction through to negotiation and settlement
Developing and maintaining strong relationships with existing commercial property clients
Identifying and developing new business opportunities
Using an existing network and client relationships to generate new instructions and introductions
Supporting the development and implementation of the service line business plan
Coordinating business development, marketing, resourcing and knowledge sharing across the wider business
Championing best practice, technical standards and quality control
Identifying opportunities to improve processes, templates and working practices
Supporting the development and mentoring of junior and senior members of the team
Working collaboratively with colleagues across Building Surveying, Development, Engineering and Sustainability
Supporting fee delivery, profitability and wider business performance
Preparing and maintaining marketing materials, case studies and capability statements
Developing a strong internal community of practice and sharing technical knowledge
Representing the business at industry events and within relevant professional networks
Keeping up to date with commercial property trends, legislation and technical developments
Director of Building Surveying Job Requirements:
MRICS qualified Building Surveyor
Degree or equivalent qualification in Building Surveying or a related discipline
Significant experience within Building Surveying consultancy
Strong specialist experience in dilapidations
Demonstrable experience managing complex dilapidations instructions
Strong understanding of landlord and tenant matters and the commercial property market
Existing relationships and contacts within the commercial property sector
Proven ability to generate new business and develop client relationships
Strong commercial awareness and understanding of fee delivery and profitability
Confident managing and developing other members of a technical team
Excellent written and verbal communication skills
Comfortable operating at Director level with clients and internal stakeholders
Strong negotiation and influencing skills
Able to manage multiple instructions and competing priorities effectively
A proactive approach to business development and service line growth
Strong technical standards with a commitment to quality and best practice
The ideal candidate will be an established Building Surveying professional who has developed a genuine specialism in dilapidations and is now looking to take greater responsibility for the growth and direction of a service line.
The consultancy has a particularly strong technical focus within dilapidations, with specialist expertise covering landlord and tenant advice, complex claims, negotiation and dispute–related matters. Its wider Building Surveying offering includes technical due diligence, building defect investigation and other built asset services, providing opportunities for close collaboration across disciplines.
