Residential Property Paralegal
We are seeking an experienced Residential Property Paralegal to join our established team, in Richmond. This office-based role offers the opportunity to support a varied caseload of residential and mixed‑use property matters, working closely with fee earners to progress matters from instruction to post‑completion.
Salary - £27,000+
Key responsibilities:
Support fee earners on a broad range of residential property transactions including freehold and leasehold sales and purchases, remortgages, transfers of equity, new build transactions, shared ownership and mixed‑use matters; assist in managing matters from initial instruction to post‑completion registration and file closure in accordance with firm procedures.
Draft standard correspondence, completion statements and routine documentation using firm precedents; prepare and check contracts, transfer deeds, mortgage forms and related paperwork for review by fee earners.
Carry out and interpret searches, assist with pre‑contract enquiries, review title reports, leases and leasehold management packs; identify potential title, leasehold, restrictive covenant and indemnity issues and highlight matters for escalation.
Prepare and manage completion packs, assist with client and accountant completion statements; handle client funds and completion monies under supervision and in accordance with the firm's accounts procedures and regulatory requirements.
Prepare Land Registry applications and SDLT information for submission, liaise with the Land Registry and HMRC as required, and assist with post‑completion registration and remedial actions.
Ensure compliance with regulatory obligations including anti‑money laundering checks, client identification, conflict checks, file audits and data protection; complete required file reviews and ensure files meet the firm's compliance standards.
Provide support and mentoring to more junior administrative staff; contribute to maintaining and improving precedents, templates and team workflows to promote efficiency and consistency.
Key skills and experience:
Previous experience as a paralegal or legal assistant within residential property/conveyancing in a law firm or conveyancing practice; ideally 12 months+ relevant experience.
Practical understanding of residential property transactions including leasehold matters, remortgages, transfers and new build processes; able to recognise common title issues and indemnity requirements.
Accurate drafting, strong attention to detail and good numeracy when preparing completion statements and client documentation.
Working knowledge of Land Registry processes, SDLT procedures and basic leasehold legislation; comfortable dealing with indemnities and title rectification issues under supervision.
Confident user of Microsoft Office and experience of case management and document management systems; able to learn new systems and contribute to improved workflows.
Excellent interpersonal and communication skills with a professional manner when liaising with clients, fee earners, lenders, estate agents and third parties; able to handle sensitive matters with tact and discretion.
Organised, commercially aware and able to prioritise competing demands to meet deadlines; a collaborative team player who can also work independently.
Understanding of and commitment to regulatory and compliance obligations including confidentiality, anti‑money laundering and data protection requirements.
