Stock Condition Surveyor - 6 month FTC
- Undertake detailed stock condition surveys and property inspections across the residential portfolio, maintaining accurate asset data and records.
- Produce comprehensive survey reports and recommendations to support asset investment planning and programme delivery.
- Support the development and delivery of major works, planned maintenance and cyclical investment programmes.
- Prepare technical specifications, schedules of work and tender documentation for planned and capital works projects.
- Manage contractors on-site, ensuring works are delivered safely, on time, within budget and to the required quality standards.
- Carry out pre-, during and post-inspections of works programmes to ensure compliance and value for money.
- Oversee consultants, surveyors and Employer's Agents engaged on asset investment projects.
- Support building safety compliance activities and help ensure all statutory, regulatory and safety requirements are identified and progressed.
- Assist in the development and delivery of cyclical decoration and planned maintenance programmes.
- Review recommendations arising from inspections, surveys and compliance reports, ensuring appropriate actions are completed by the relevant teams.
- Conduct Housing Health and Safety Rating System (HHSRS) inspections and provide recommendations for remedial action.
- Maintain asset management and compliance systems, ensuring information relating to properties, programmes and completed works remains accurate and up to date.
- Support the preparation of management information, performance reports, audit responses and asset management documentation.
- Monitor project budgets, expenditure, valuations and cashflow forecasts, providing accurate financial reporting where required.
- Build strong working relationships with contractors, consultants, residents and internal stakeholders.
- Provide technical advice and guidance to operational and property management teams.
- Keep up to date with changing legislation, regulatory requirements and industry best practice relating to residential property management and building safety.
- Support senior managers in managing building safety risks across the portfolio.
- Act as a visible and proactive representative of the organisation, placing residents and customer satisfaction at the centre of decision making.
- Attend sites outside normal working hours when required to respond to significant emergencies or urgent property-related matters.
