About us:
King’s College London’s Directorate of Estates & Facilities is responsible for managing and developing the university’s diverse estate across five central London campuses, sport grounds and residences. With more than 100 buildings ranging from historic 18th‑century landmarks to modern, purpose‑built facilities, the directorate ensures that King’s provides high‑quality, safe and accessible spaces for teaching, research, student life and community activity.
The FM Asset Management team identifies, understands, and manages building systems across the estate to develop integrated whole‑lifecycle replacement plans, embed decarbonisation, and oversee programmes at a strategic level to ensure resilience, compliance, and long‑term values.
About the role:
Integration of KCL Building Services Operational Systems, focuses on the developing strategic integration, management lead and optimisation of KCL’s building service systems to create a seamless, efficient, and energy-optimised infrastructure. This role will involve enhancing the operational efficiency of various building systems by integrating them into a centralised HUB that provides real-time data analysis, early warning systems, maximising asset performance.
The Senior Building Services Digital Integration Asset Manager will be responsible for driving innovation in smart building technologies, ensuring sustainability, and delivering measurable improvements in energy usage, system uptime, and asset longevity. Managing the integration Hub and key personnel support this.
- Integrate and optimise various building services into a single, energy-efficient operational HUB to maximise system efficiency and reduce operational disruptions.
- Maximise energy savings, enhance system efficiency, and ensure continuous monitoring for improved system performance and cost control.
- Develop a rolling plan for asset lifecycle management, ensuring timely replacements and upgrades to sustain operational efficiency and extend asset life.
- Use real-time data to enhance operational decision-making, system monitoring, and predictive maintenance.
- Facilitate cross-functional collaboration with service providers, contractors, and the engineering team to ensure seamless system operation, enhanced support, and overall system efficiency.
- Ensure completion of all mandated Health & Safety training, including eLearning modules, within required timeframes to maintain compliance with statutory and organisational standards.
- Strategic Planning and management:
Provide 5-year rolling integration strategic plan as part of asset Lifecycle and decarbonisation program. Provide strategic leadership on all engineering proposals and ensure compliance.
- System Integration & Optimisation:
Integrate and monitor a variety of current building operation systems (BMS, HVAC, lighting controls, occupancy/environmental monitoring, Smart Building Technologies, EMS, vertical transport, life safety systems, Security Systems) into a unified and energy-efficient communication architecture and central monitoring HUB. Ensure seamless real-time operational utilisation across integrated systems to drive efficiencies and enhance performance.
- Real-Time Data Analysis & Monitoring:
Leverage real-time data to provide actionable insights for the engineering team, management, and external contractors. Provide real-time performance metrics, system alerts, early warnings, and troubleshooting information for proactive maintenance and operational management. Enhance existing systems by contributing to future developments such as Power BI models, Digital Twin technologies, and CAFM (Planon) systems.
- Onsite Investigation & Service Provider Monitoring:
Conduct physical site investigations to assess the health and performance of building systems, ensuring system components are effectively integrated and operating as expected. Monitor and support service provider contracts, ensuring alignment with wider system integration goals and HUB effectiveness. Collaborate as required with service providers to ensure timely and effective maintenance and repair activities, maintaining high levels of system performance and efficiency.
- Strategic Data Reporting & Lifecycle Management:
Provide strategic data on system and asset performance, supporting the creation and execution of rolling plans for system integration, asset lifecycle management, and upgrades. Develop and maintain comprehensive lifecycle replacement plans to support capital investment programs and ensure the continued expansion and enhancement of the integration HUB.
- Energy Optimisation & Sustainability:
Work towards maximizing energy savings, reducing environmental impact, and improving occupant comfort by integrating energy-efficient technologies and optimising system usage. Monitor and optimise energy usage across building systems, ensuring compliance with sustainability goals and regulatory standards.
- System Support & Training:
Provide system support to on-site engineering teams, ensuring a clear communication channel for system enhancements, issues, and troubleshooting. Help facilitate training for staff and contractors to increase the understanding and effectiveness of integrated systems and HUB functionalities.

This is a full time (35 hours per week), and you will be offered an indefinite contract
About you:
To be successful in this role, we are looking for candidates to have the following skills and experience:
Essential criteria
1. Degree (BEng/BSc) or equivalent in Building Services, Engineering, Mechanical/Electrical Engineering, Energy Systems, or Smart Building Technologies
2. IOSH Managing Safely or equivalent
3. Professional certification in Building Management Systems (BMS), Energy Management, or Controls Integration
4. Proven managerial experience
5. Knowledge of building maintenance, including Digital Systems, Security Systems and life safety systems
6. Experience of multi discipline (life safety, security, building services) Asset Management
7. Excellent communication skills both oral and written, including an ability to write technical and non-technical papers including survey reports as required
8. Excellent computer skills using Microsoft Office particularly Microsoft Excel
Desirable criteria
1. NEBOSH
2. Experience in higher education estates, especially heritage or complex infrastructure
