Site Manager | Outstanding School | Westminster

Marchant Recruitment
London

CORE PURPOSE

We require an exceptionally organized, proactive, and highly skilled Site Manager to oversee the comprehensive facilities management, operational security, and strict statutory health and safety compliance of our prestigious school estate. Operating within an elite, high-performing mainstream academy consistently recognized as "Outstanding" for its academic results and exemplary operational standards, the successful candidate will lead a dedicated premises team to maintain a pristine, secure, and fully optimized learning environment, managing planned preventative maintenance (PPM), reactive repairs, external contractors, and capital building projects to support the seamless daily operation of the school.

THE SCHOOL

Our academy operates as an exceptional centre of academic achievement and high aspirations, positioned in the heart of central London. The historic campus blends heritage architecture with state-of-the-art modern facilities, including advanced science laboratories, high-spec IT suites, and premium performing arts spaces. Our community is built upon a deeply embedded culture of mutual respect, flawless operational routines, and high accountability, maintaining a secure, highly orderly, and proud physical environment that reflects the school's uncompromising commitment to excellence.

KEY TASKS & DAILY OPERATIONS

  • Estate Management & Planned Maintenance: Plan, schedule, and execute a rigorous program of planned preventative maintenance (PPM) alongside daily reactive repairs across our landmark campus buildings, ensuring the structural integrity, climate control, and aesthetic standards of the site are meticulously maintained.

  • Flawless Health & Safety Compliance: Act as the site’s primary compliance officer, managing the absolute execution of statutory testing, including fire alarm checks, legionella monitoring, asbestos management, gas safety certificates, and COSHH regulations, maintaining flawless electronic compliance audit records.

  • Contractor & Project Management: Draft exact specifications, obtain competitive commercial quotes, and rigorously supervise external contractors and specialized engineers during routine servicing or major capital building works, ensuring all projects are completed on time, within budget, and under strict safeguarding protocols.

  • Security, Access, and Emergency Response: Oversee total site security, managing complex electronic access control systems, CCTV networks, and perimeter integrity. Serve as the primary keyholder for out-of-hours emergency call-outs and lead the daily lock-up and opening procedures of the estate.

  • Premises Team Leadership: Supervise and deploy the school's internal caretaking and cleaning teams, managing shift rotas, conducting performance appraisals, and identifying professional development training to ensure a flawless standard of estate cleanliness and event setup support.

PROFILE REQUIREMENTS

  • Qualifications & Training: A strong professional background in facilities management, building surveying, or a skilled trade (carpentry, plumbing, electrical). Recognized health and safety qualifications (such as IOSH, NEBOSH, or extensive CLEAPSS/COSHH site safety training) are essential.

  • Operational Capability: Proven experience managing facilities, estates, or large-scale premises operations, with the logistical skill required to handle complex mechanical and electrical plant systems, building management systems (BMS), and budget spreadsheets.

  • Resilient & Solutions-Driven Mindset: Exceptional communication and leadership skills, possessing the calm authority, practical resourcefulness, and adaptability needed to manage an active central London estate and respond swiftly to emergency maintenance challenges.

REGIONAL CONTEXT

  • The Political and Cultural Heart of the Capital: Based in the landmark city borough of Westminster, the school capitalizes on a world-famous regional identity defined by historic institutional architecture, global governance, and unparalleled cultural heritage. Managing a premium estate within this high-profile central London zone requires working with distinct urban architectural guidelines, coordinating logistics within tight metropolitan footprints, and maintaining close relationships with local civic authorities, connecting the daily management of our physical infrastructure directly to the standards expected in the heart of the capital.

  • Connectivity & Infrastructure: The campus benefits from world-class central London transport infrastructure, offering exceptional commuting accessibility. Public transit links operate flawlessly across the capital, utilizing comprehensive Transport for London (TfL) bus corridors alongside major London Underground hubs—including Westminster, Victoria, and Waterloo stations—providing high-frequency Jubilee, District, Circle, and Victoria line services, alongside National Rail links via South Western Railway, Southeastern, and Southern, connecting the school directly to every corner of Greater London and the home counties.
