To be responsible for a specific work stream within the Asset Management team, providing a professional housing surveying service for the repair, maintenance, improvement and re-servicing of council owned, managed and leased stock in accordance with Newham Council’s policies and procedures, providing an effective responsive repair, planned maintenance and project management service for the organisation.
Job Context

  1. The post holder reports to the either the Major Works & Voids Manager or the Disrepair & Special Projects Manager.
  2. The post holder, depending on the team speciality, will be responsible for special projects, disrepair, estate improvement, asbestos management and minor works OR reactive and planned repairs, voids and fire damage.
  3. The post holder will take the lead in areas for which the team is responsible and will include coaching other members of the team.
  4. The post holder may be required to work evenings, weekends and occasional public holidays, in order to ensure consultation and service requirements are met.

KNOWLEDGE:
High level of numeracy and verbal skills to enable the post holder to undertake duties of the post.
Good Knowledge of Building Regulations,Control of Asbestos Regulations 2012 and
Health & Safety legislation.
Good knowledge of disrepair legislation.
Knowledge of HHSRS legislation.
Understanding of Landlord and Tenant
legislation
Good knowledge of leasehold issues within social housing

QUALIFICATIONS:
Formal training in one or more of the
following areas:
a) building technology/construction
b) repairs
c) estimating
d) contractual matters
The level attained should be at least at the
level of HND or HNC

EXPERIENCE:
Considerable experience of building
inspection work, identifying faults, Preparing
reports/specifications.
Considerable experience of supervising
building works.
Experience in dealing with disrepair claims.
Including attending court.
Experience of successfully running
contracts.

SKILLS AND ABILITIES:
Good IT skills.
Ability to write and prepare contract documentation.
Ability to gain access to awkward places, climb ladders and scaffolding.
Ability to write clear, concise and accurate reports.
Ability to work to targets.
Ability to work with a variety of service users.
Ability to manage budgets effectively
